We are Strata Managing Agents, our role is to assist an Owners Corporation carry out its function in maintaining 
schemes for the benefit of the owners. 
We are generally appointed to perform various duties and functions of the Chairman, Secretary and Treasurer to ensure that the provisions of the Strata Schemes 
Management Act 1996, the  Community Land Management Act 1989 and the Property Stock and Business Act 1941 are complied with.
 
Transparency in business
Trades people – Robsons Strata has no financial interest in, nor receives any benefit from, the tradespeople hired to do work on properties under management.

Robson Strata is an authorised representative for Corporate Unit Underwriters & Strata Unit Underwriters.

Services and functions
  • Robsons Strata provide the following services
  • Maintain books and records of the Owners Corporation, in accordance with the Strata Schemes Management Act 1996
  • Prepare and distribute levy notices 4 weeks prior to the payment due date
  • Receive and account for all levies being paid
  • Arrange legal recovery action for outstanding levies with direction from the owners corporation
  • Arrange insurance policies and lodge insurance claims when required
  • Investing monies, if required
  • Provide accounts and cheque summaries monthly, to all treasurers
  • Prepare and lodge all business activity statements and annual tax returns for all schemes/buildings
  • Arrange audits of annual financial accounts
  • Arrange and prepare notices, budgets and financials for meetings.
  • Record and distribute minutes of meetings
  • Attend to correspondence at the direction of the owners corporation.
  • Obtain quotations for pricing of works
  • Arrange repairs and maintenance of common property 
  • Provide professional guidance, assistance and advice to the owners corporation and the executive committee.
  • Supervise the use and affixing of the common seal
  • Prepare books and records for inspections to authorised persons
 
Consultancy
Robsons Strata also offer a consultancy service to self managed schemes and for new developers wanting to have the books and records set up for new developments.
